These Advertising Terms and Conditions (“Terms and Conditions”) establish the standard rules for advertising products and services displayed on the MProperty website (“Website”). Each advertiser and advertising agency (“You”) who submits a request through the form (“Purchase Order”) to advertise on the Website operated by PT Web Marketing Indonesia (“We” or “Us”) agrees to these Terms and Conditions. The request, together with these Terms and Conditions, forms the basis of the agreement between You and Us for the provision of the specified advertisement. In addition, You are also bound by:

The Agent guarantees that they are not an in-house sales representative of any developer and is not permitted to post listings/advertisements for primary or developer projects without written permission from MProperty.co.id. If found in violation, the Agent agrees to accept the consequences, including removal of the listing, having the violation recorded, and possible deactivation of their membership without the possibility of a refund.

The Agent agrees to the use and disclosure of their personal information for marketing purposes, including cross-marketing activities for other offers, as outlined in our Privacy Policy available at the following link:

The Agent agrees that any selected and confirmed product orders are non-exchangeable and non-refundable.

Listing Depth / Booster features (Premier, Featured, and Top Property) cannot be substituted with other listings, whether still in the order process or already active, for any reason.

Uploaded photos must include at least one (1) high-quality, clear, and non-blurry image of the actual property. For more information on photography standards, please refer to our guidelines.

Uploaded photos must accurately represent the actual property being offered, marketed, sold, or rented. Exceptions apply for shop houses (Ruko), home offices (Rukan), apartments/condominiums, office buildings, and townhouses, where it is permitted to upload images of the building or surrounding areas. However, registered users, property agents, or sellers must clearly indicate in the property description which unit or part of the property is being offered.

Uploaded photos may only be modified to include the company logo. No other alterations are allowed, such as adding frames, contact information, blog URLs, phone numbers, other websites, or agent names, unless banners or signage are physically part of the property itself.

Agents are not permitted to post listings for primary or developer projects without written authorization from MProperty.co.id.

Multiple thumbnail images within a single photo file are not allowed.

The listed price must reflect the actual property price (not installment pricing, price per square meter, or credit takeover value).

Property listings must be placed in the appropriate category (e.g., for sale, for rent, apartment, house, warehouse).

It is not permitted to include names, phone numbers, email addresses, website/blog/forum links, or any other contact details in the listing tagline or description. The contact details of the registered user, property agent, or seller (including name, phone number, agency name, email address, and website) are automatically displayed on each listing.

A single account is not allowed to upload more than one listing for the same property. If the registered user, property agent, or seller wishes to re-upload a listing for the same property, they must first delete the previous listing for that property.

The same property listing is not allowed to be re-uploaded with a different location/area.

If a listing is found to violate any of the above rules, MProperty.co.id reserves the right to take necessary actions, including but not limited to delisting, suspending the account, and rejecting any future registration attempts from the agent.

Account and product activation is processed Monday to Friday from 09:00 to 17:30 WIB (Western Indonesia Time).

Listings will be published for 180 (one hundred eighty) days from the date of upload. After this period, listings will automatically go offline. Property agents or sellers may refresh the listing repeatedly as long as the account remains active.

Listings will only remain online if the membership is active. If the membership is inactive, all listings will automatically be taken offline until the registered user, property agent, or seller renews their membership.

Transferring a listing from one registered user (username) to another is not permitted, except if both usernames belong to members of the same agency office and both parties have agreed in writing via email.

It is strictly prohibited to include any text and/or images containing elements of SARA (ethnicity, religion, race, and inter-group relations), pornography, or any other content that may trigger controversy or legal issues.

Listings will remain online even if marked as “sold” or “rented” using stickers or overlays.
